Roofing quotes for the same house can be thousands of dollars apart. The difference is usually in what's included under the shingles, not the shingles themselves.

What's usually in a roofing quote

  • Tear-off and disposal of the old roof
  • Deck repairs, usually priced per sheet of plywood or OSB
  • Ice-and-water shield at eaves, valleys and penetrations
  • Underlayment
  • Drip edge, flashing and valleys
  • Vents: ridge vent or roof vents
  • Shingles, starter strip and ridge caps
  • Clean-up, including a magnetic sweep for nails

What changes the price

Size and complexity

Roofs are priced by area, but valleys, dormers, skylights and chimneys all add labour.

Pitch and height

Steep roofs and tall houses need more safety equipment and take longer.

Layers

Two or more layers of old shingles take longer to tear off and cost more to dispose of.

Deck condition

Rot from old leaks or poor ventilation means replacing sheathing. It's unknown until the roof is off, so compare per-sheet prices.

Material

Architectural shingles are the standard. Metal costs more up front but lasts much longer. See metal vs asphalt.

How to compare quotes

  • Is it a full tear-off, and is disposal included?
  • What's the per-sheet price for deck repairs?
  • Is flashing replaced or reused?
  • How will they ventilate the attic?
  • What's the workmanship warranty, separate from the shingle warranty?
  • Is the company insured, with WSIB coverage for its workers?
